During the first half of 2025, Dubai’s residential property market continues to strengthen, with master-planned communities such as Dubai Hills Estate and Emirates Living leading the charge. Dubai Hills Estate – Modern Luxury with Enduring Appeal
Positioned between Downtown Dubai and Dubai Marina, Dubai Hills Estate has rapidly evolved into one of the city’s most dynamic submarkets. Its prime location provides seamless access to major business districts via Umm Suqeim Street and Al Khail Road. Within the community, residents enjoy Dubai Hills Mall, King’s College Hospital, top-tier schools such as GEMS Wellington Academy, and a world-class 18-hole championship golf course.

The numbers reinforce its success. While ready property transactions have held steady at around 1,400 per year, off-plan sales have surged from 1,149 in 2021 to 5,693 in 2024 — a sign of strong end-user retention and investor confidence in future-ready stock.
Prices have also climbed gradually. By mid-2025, off-plan homes averaged AED 2,479 per sq ft, while ready homes stood at AED 2,363 per sq ft — the narrowing gap highlighting a shift from speculative buying to genuine end-user demand. Premiums are highest in Emerald Hills (AED 4,248 per sq ft) and Address Hillcrest (AED 5,148 per sq ft).
The rental market remains equally robust. Between 2021 and 2024, the number of rental contracts rose from 3,686 to 6,057, with studios seeing average rents climb from AED 85,500 to AED 134,900, and one-bedroom apartments nearly doubling to AED 138,300. Occupancy rates have stabilised at a healthy 86.5%, underpinned by sustained demand and a well-balanced development pipeline, with just over half of the community’s inventory still under construction.
Emirates Living – Established Prestige and Family Appeal
While Dubai Hills represents modern luxury, Emirates Living stands as a symbol of enduring value. Spanning 52 million square feet, this mature villa development encompasses Emirates Hills, The Meadows, The Springs, and The Lakes — each offering its own character, lifestyle, and price bracket. With tree-lined streets, serene lakes, landscaped parks, and proximity to leading schools and retail destinations, it remains one of Dubai’s most desirable family communities.

In H1 2025 alone, 371 transactions were recorded, reflecting continued resilience despite rising prices. Since 2021, the average price per square foot has more than doubled, reaching AED 2,455 in early 2025.

The crown jewel of the area, commanding AED 4,929 per sq ft on average — and AED 5,669 per sq ft for five-bedroom villas. It remains a trophy market for ultra-high-net-worth individuals, with limited liquidity due to long-term ownership trends. -

Favoured for its balance of exclusivity and community, The Lakes sees strong demand for three-bedroom villas, with larger homes reaching AED 4,831 per sq ft. Stability and an affluent environment make it a top performer. -
The Meadows
Similar in appeal to The Lakes, this submarket attracts families seeking space and value appreciation. Villa prices for three and four-bedroom homes have more than doubled since 2021. -
The Springs
The most active submarket, representing 55% of Emirates Living’s total supply. Prices have nearly doubled from AED 1,012 per sq ft in 2021 to AED 2,044 per sq ft in 2025, making it a magnet for first-time buyers and mid-range investors.
Rental demand across Emirates Living remains strong. The Springs leads with over 1,700 rental contracts in 2024, while Emirates Hills sees minimal turnover due to its owner-occupier profile. Rental rates are climbing across all segments, with Emirates Hills maintaining the city’s highest price per square foot.
